CC&Rs

Warm Springs Village Is located at the base of the foothills and built on the site of the historic Gate City Steel factory Warm Springs Village is one of Boise's newest neighborhoods with homes designed in the mid-century Nordic style. Locked in by public lands and located on one of Boise's most distinguished avenues, with recreation at the doorstep of each home. The Village has become one of the most sought-after places to live in East Boise.

Warm Springs Village is located in the City of Boise's designated Wildland Urban Interface (WUI) and as such, the homes and landscaping meet city, state and federal codes to be fire resistant. The Fire Plan, approved by the City of Boise Fire Department, is part of the CC&Rs. The Village also features its own environmentally friendly storm water drainage system licensed by the City of Boise, managed by the HOA O&M. The system includes a drain from each home to large underground chambers that collect the rainwater and recharge the underground water table. The CC&Rs are a mix of livable rules that keep the community uniform, clean and safe so home values continue to rise, and lenders who review them, approve loans for sales, HELOC and refinancing. The combination of the CC&Rs, the Fire Plan and their own Storm Water System makes Warm Springs Village one of the most livable and safe communities in East Boise.
