CC&Rs

Springbrook at River Run HOA - River Run is a natural setting nestled between Loggers Creek and the Boise River. It is 120 acres including 35 acres of open space and water with more than four miles of river, creek and lake frontage. Large cottonwoods and maple trees, open meadows and hidden glades, and the streams which flow throughout the property create a secluded, park like setting. River Runs protected environment provides shelter for a variety of wildlife, including quail, ducks, geese, great blue herons and several varieties of owl. In the fall the area is warm with golden colors and long evening shadows – perfect for walking and exploring.

Sited between patio homes and condominiums Springbrook 3B is a twenty-three unit townhome phase surrounded by lush waterways and riparian areas. These contemporary townhomes are sided with stucco and wood and feature private patios with views of the water. These homes were built beginning in 1985. The neighborhood concept allows each group of homes to be separated from all others by waterways and common areas, yet all the neighborhoods are linked by walkways and bike paths to the Greenbelt, the Boise River and River Run’s own six-acre Heron Lake. Recreational facilities (tennis court, pickle ball court, salt water swimming pool, spa and clubhouse) are provided for the exclusive use of residents and their guests. Homeowner’s Associations and the River Run CCR’s are designed to protect and enhance the value of River Run property while permitting residents to participate in the community’s growth and direction. Whatever your preferred lifestyle, you will live it well in River Run.
